Dragon Realty Capital will make loans on all religious-based real estate including:

  • Churches,
  • Synagogues,
  • and Mosques. 

We offer Purchase, Refinance, Cash Out Refinance, and Construction Loans for these types of properties.  As a rule of thumb, for the first three types the maximum loan amount is somewhere between 3 and 5 times the Gross Annual Tithes and Offerings collected in the past 12 months.

General religious loan characteristics include:

  • NO Personal Guarantees required (there are exceptions if the church is seeking more financing that it can qualify for on its own).
  • NO Audited Financial Statements required.
  • Loans terms range from 5 to 30 years.
  • Amortizations range from 15 to 30 years, some fully.
  • Rates are very low.

You will need to complete a one page application and provide the following information for a Letter of Interest:

  1. DRC, Church Loan Application (click to download).
  2. 3 Years of Income and Expense Statements.
  3. A Year to Date Income and Expense Statement.
  4. An explanation of the transaction (why do you need the financing?).
  5. A description of the institution’s credit (are bills being paid on time and if not, why not?).
